RESERVATION POLICY
We are so pleased that you will be sharing the magic of Cannon Beach and VillaView! We welcome you as our Guests and want to provide for your comfort during your stay.
VillaView (hereafter “Owner”) and “Guest” agree that for and in consideration of the payment of the rents and the performance of the terms of Guest’s covenants herein contained, Owner provides use of residence located in Cannon Beach, Oregon 97110, for the term shown and rental fee calculated above. Guest agrees to pay entire rent in advance, as outlined above; if any check is not honored for any reason by Guest’s bank, Guest’s entire reservation may be cancelled and all monies returned at Owner’s discretion. If all fees are not paid on the date 30 days prior to check-in, Owner may cancel the reservation upon 48 hours notice that fees are due; in such an event, no refund will be paid by Owner to Guest.
It is further mutually agreed between the parties as follows:

We encourage Guests to purchase travel insurance—and we’ll help you do so by discounting your overall reservation by $100.00 with proof of a travel insurance policy. This helps to protect us if you have a cancellation, and protects our Guests from certain unexpected risks such as travel delays or trip interruptions. Cannon Beach Police Department Requirements:
The City of Cannon Beach requires that all Guests occupying vacation homes provide make of car and license plate numbers. Please plan to limit the number of cars to one in the garage and one in the driveway. List all vehicles and license plate numbers you anticipate parking at VillaView beach.

- Please read through our reservation policies below and complete all information in the Reservation Inquiry Form.
- To book your reservation, complete and submit the Reservation Inquiry Form followed by mailing a check or making a payment via PayPal. Space is not guaranteed until receipt of agreement and payment.

It is further mutually agreed between the parties as follows:
- CHECK-IN/OUT: Unless arranged prior to arrival, Guest agrees to check-in no earlier than 5:00 p.m. on the day of arrival and to check-out no later than 11:00 a.m. on the day of departure. Any holding over by the Guest after the expiration of the term of this rental agreement or any extension thereof, shall be the lesser of $50.00 per hour or the full daily rate.
- OCCUPANCY: The home shall be occupied by no more than 9 (nine) people overnight. Guest and all of the occupants of the house shall observe any city, county, state or federal ordinance or law in or about the home. Guest may not sublease the home (or vacate the home, leaving it to another’s control) for any reason whatsoever without advance notice to and prior permission of Owner.
- CLEANING: We want your final day to be enjoyable and relaxed so before checking out, there is no need to clean the house, except for completing the following helpful tasks.
- Organize and put away all games, toys, DVDs, card table, etc. Return deck chair cushions to garage shelves, grass mats and coolers to storage.
- Tidy up the kitchen and load the dishwasher. (The housekeepers will start it for you.)
- Gather and bag all garbage and place in the garage. All recyclables can be mixed in the same bin in the garage except glass, which must be placed in a separate bin by itself. (Please do not put recycling items in garbage bags.)
- Starting a load of laundry is always welcome!
- All doors and windows should be locked with security rods in place.
- Turn the heat to 60 degrees. Return keys and garage door opener to the kitchen island. Return lock box to the courtyard.
- DAMAGE: Guests shall be responsible for maintaining premises in good condition and for repairs due to the negligence, misuse, abuse or intentional acts of Guest, his or her family, a guest or any other person allowed by Guest or an occupant to be on premises. If keys are lost, Guest must pay a sum of $25.00. If the garage door opener is lost, Guest must pay a sum of $45.00. These funds will be automatically deducted from the return of the damage deposit. - No smoking on the premises at any time.
- No pet(s) of any kind on the premises at any time.
- Evidence of smoking or pets will result in automatic forfeiture of the full damage deposit, regardless of damage caused; any damage above and beyond that paid by the deposit will be invoiced to Guest and shall be due and payable within 5 days of receipt.
- CANCELLATION/REFUND POLICY: Time at VillaView is generally reserved in large blocks—scheduled many months in advance. As such, cancellations are difficult to accommodate. Because we understand that circumstances can change that may cause you to need to shorten or cancel your reservation, the following policies apply:
- WINTER/SHOULDER SEASON RESERVATIONS: Guest will receive a full refund, less one night cancellation fee for all cancellations made in writing 60 days prior to check-in. Cancellations made less than 60 days prior to check-in are subject to the same cancellation policy as HIGH SEASON RESERVATIONS (see next paragraph).
- HIGH SEASON RESERVATIONS: Upon written notice of cancellation of some or all reserved dates, we will put the property back on the rental market with VRBO, and if re-rented, we will return the funds for all nights we are able to re-rent, less a one night cancellation fee. For every night we are unable to re-rent, your funds will be forfeited. The key here is time – the more notice you provide us, the faster we can get the property back on the market for re-rental—and money back in your pocket.
- Please Note: Upon arrival at Villa View, no refunds will be issued at any time for changes in a Guest’s schedule, or for weather conditions
- HOUSE PROVISIONS: Guest agrees to ensure compliance with the house provisions to ensure the home is ready for the next Guests
- .EMERGENCIES: In the event of an emergency, please contact Kim Villeneuve at (206) 618-7628 or our local caretaker, Matt Verley at: (503) 440-5064. From time to time an emergency repair may be necessary to ensure your safety and enjoyment of the house. If this occurs during your visit, we will do everything possible to allow you choices with respect to timing these repairs to prevent disruption to your stay.
- PERSONAL PROPERTY, INSURANCE: Guest shall be responsible for risk of loss of, or damage to any personal property contents of the house and valuables. In addition, Guest should obtain insurance for his or her own personal property. Owner shall not be responsible for loss of or damage to any personal property of Guest or Guest’s Guests.
- LIABILITY: Guest agrees to assume all liability for, and to indemnify and hold Owner harmless from, all damages and all costs and fees in the defense thereof, caused by the negligence of willful act of Guest or Guest’s invitees or occupants or Guests, in or upon any part of the demised premises.
- IMMEDIATE TERMINATION. The Owner, upon 24 hours’ written notice specifying the causes, may immediately terminate the tenancy and take possession in the manner provided in ORS 105.105 to 105.165 if (a) The Guest, someone in the Guest’s control seriously threatens immediately to inflict personal injury, or inflicts any substantial personal injury, upon any person; (b) The Guest or someone in the Guest’s control intentionally inflicts any substantial damage to the premises; (c) The Guest has vacated the premises and is allowing another person to occupy the premises without the written permission of the Owner, and the Owner has not knowingly accepted rent from the person in possession; or (d) The Guest or someone in the Guest’s control commits any act which is outrageous in the extreme.
